Take Misha Ezratti, for instance. He’s the head honcho at GL Homes, and he’s super optimistic about the future of development in the northwest part of the county. He hints this area is poised to become a major part of his company’s plans for the next decade.

GL Homes is setting up shop in three primary locations: Avenir, Arden, and Westlake. Avenir alone is a sight to behold, a former 4,700-acre ranch now reborn as a charming suburban paradise. It features a stunning 18-hole golf course designed by Jack Nicklaus and boasts over 200 luxury homes.

Over in Westlake, this cozy neighborhood was built on a sprawling 3,800-acre former citrus farm, and guess what? Its population is already around 6,000 and growing fast! The story of Westlake began back in 2013 when Minto Communities purchased the Callery-Judge Grove for a whopping $51 million, zoning it for 4,500 homes and 2 million square feet of commercial space. Talk about ambitious!

Minto didn’t just stop there. When delays in obtaining permits popped up, they took the reins and created the city of Westlake, officially achieving city status in 2016. The development here includes everything from homes and shopping centers to offices, industrial parks, and a freestanding emergency department. It’s all about giving the community what it needs!

A Response to Demand

The desire for housing is rising as more affluent folks relocate to South Florida, stirring up the market for higher-end homes in western Palm Beach. GL Homes has noticed robust interest from California buyers looking to escape wildfires and other natural disasters. In Westlake, you can snag a townhome starting from just the $350,000s! Perfect for first-time homebuyers or those looking for a fresh start.

As wealthy families move in, many middle-class buyers are also being nudged toward Westlake and neighboring counties in search of affordable housing options. However, experts caution that future development could hit a snag due to stringent zoning laws and concerns about infrastructure in these western areas.

Wellington’s Growth Spurt

Meanwhile, Wellington is fast becoming the star of urban sprawl, with exciting proposals rolling in for new developments, including a private school and multi-use projects. Meanwhile, the Palm Beach County School Board is making adjustments to elementary school boundaries to manage the increased number of students, particularly relieving crowding at Binks Forest Elementary School.

Luxury Living on the Rise

In another part of the county, Olara is stepping up its game with a proposed luxury residential community along the Intracoastal Waterway. With a hefty $380 million loan for construction, Olara plans to feature two luxurious towers filled with condos and rental apartments. It’s set to be a paradise for new residents, complete with top-notch health facilities, stunning pools, and dining that makes your taste buds dance!

The demand for upscale housing has soared since COVID-19, particularly as numerous financial firms have opted to relocate to the area.
