Originally known as Snug Harbor, this project was approved back in 2022 and represents a significant upgrade over previously planned developments. With a total of 324 apartments and 53 rental townhomes, future residents can look forward to ample living options in this stunning waterfront locale. The development features a stunning 3,000 linear feet of luscious waterfront property, making it a prime spot for those who love life by the water.

How does a sprawling 8,000-square-foot waterfront restaurant sound? In 2009, the original development agreement proposed just 120 apartment units along with ample retail space that included three restaurants. Fast forward to 2017, and this site even caught the eye of the Tampa Bay Rays as a potential stadium location!

Key International made a bold move by acquiring the property for a notable $19 million in late 2022. Then, in a big twist, the plans were revised in 2021. Thanks to the Graywater Statute, which incentivizes developers who incorporate graywater reuse technologies, the number of planned units jumped to 470. This was all made possible with the supportive hand of the St. Pete City Council, ensuring the project could move forward.

A Thoughtful Design Approach

The Waterways will comprise six four-story apartment buildings and nine blocks of two-story townhomes, all designed with breathtaking water views in mind. Not only will the residential areas be gated for privacy, but the marina and amenities like the boathouse will remain open to the community. A six-foot tall seawall is being implemented due to the property’s coastal high-hazard location, while every building will feature robust concrete construction to endure environmental challenges.

Though a precise timeline for the completion of this breathtaking development isn’t set in stone, residents can expect pre-leasing to start in the fourth quarter of 2026. With one-car garages for the apartments and two-car garages for the townhomes, convenience and thoughtful design are at the top of the agenda.
