North St. Petersburg is buzzing with excitement as construction kicks off on the Waterways Apartments and Marina, a massive new development that promises to elevate waterfront living in the area! This ambitious project, being brought to life by Key International, is set to transform a beautiful 39-acre parcel of land at 12000 Gandy Boulevard North, conveniently located right at the beginning of the iconic Gandy Bridge.
Originally known as Snug Harbor, this project was approved back in 2022 and represents a significant upgrade over previously planned developments. With a total of 324 apartments and 53 rental townhomes, future residents can look forward to ample living options in this stunning waterfront locale. The development features a stunning 3,000 linear feet of luscious waterfront property, making it a prime spot for those who love life by the water.
It’s not just about the apartments. The Waterways Apartments and Marina will offer an impressive array of amenities that will make residents feel like they’re living in a resort. How does a sprawling 8,000-square-foot waterfront restaurant sound? This inviting eatery will sit right next to a marina that will feature 130 wet slips and 20 dry stack slips, providing plenty of opportunities for boating enthusiasts. Also included is a handy bait shop, perfect for those who love fishing!
For those who enjoy a stroll or some fresh air, a lovely public boardwalk will be lined with exercise paths and even a kayak launch area – ideal for some outdoor fun on the water. Inside the community, residents can relax in luxury with not one, but two resort-style pools, a clubhouse, and sports facilities that include a volleyball court, a basketball court, and even pickleball courts. And for the little ones, a spacious playground awaits, along with a recreational field that’s perfect for games of catch or informal gatherings.
Breaking ground on site work began in late 2024, and vertical construction is slated to kick off in May 2025. Charming as this property may be, its story is quite the journey. In 2009, the original development agreement proposed just 120 apartment units along with ample retail space that included three restaurants. Fast forward to 2017, and this site even caught the eye of the Tampa Bay Rays as a potential stadium location!
Key International made a bold move by acquiring the property for a notable $19 million in late 2022. Then, in a big twist, the plans were revised in 2021. Thanks to the Graywater Statute, which incentivizes developers who incorporate graywater reuse technologies, the number of planned units jumped to 470. This was all made possible with the supportive hand of the St. Pete City Council, ensuring the project could move forward.
The Waterways will comprise six four-story apartment buildings and nine blocks of two-story townhomes, all designed with breathtaking water views in mind. Not only will the residential areas be gated for privacy, but the marina and amenities like the boathouse will remain open to the community. A six-foot tall seawall is being implemented due to the property’s coastal high-hazard location, while every building will feature robust concrete construction to endure environmental challenges.
Though a precise timeline for the completion of this breathtaking development isn’t set in stone, residents can expect pre-leasing to start in the fourth quarter of 2026. With one-car garages for the apartments and two-car garages for the townhomes, convenience and thoughtful design are at the top of the agenda. The architectural team spearheading this wonderful project includes the talented minds of Miami-based MSA Architects and civil engineering experts Central Site Development.
