Key International has officially kicked off construction on the much-anticipated Waterways Apartments and Marina, a stunning multi-family development that is sure to catch your eye. Set on an expansive 39 acres of prime waterfront property at 12000 Gandy Boulevard North, this spectacular project is conveniently located near the iconic Gandy Bridge.
Get ready to embrace a new way of living, as the Waterways Apartments and Marina will boast a total of 470 rental units. This impressive collection comprises 324 apartments and 53 rental townhomes that promise to bring together comfort and modern living. With construction having gained approval back in 2022, the development was previously known by the charming name of Snug Harbor.
But that’s not all! Residents will be greeted by 3,000 linear feet of breathtaking water frontage, perfect for anyone who enjoys the soothing views of the water. A shining star of the project includes an 8,000-square-foot waterfront restaurant that sits side by side with a marina outfitted with 130 wet slips and 20 dry stack slips. This marina isn’t just a great way to navigate the beautiful waters; it will primarily serve residents, with plans for a small bait shop to make the fishing experience even more enjoyable.

After many twists and turns, the property was acquired by Key International in a substantial $19 million all-cash deal in late 2022.
Thanks to new density allowances introduced under the 2021 Graywater Statute, which encourages the use of graywater reuse technologies, the project’s original proposal has expanded. Now featuring an exciting total of 470 units, this transformation was finalized with approval from the St. Pete City Council in 2022.
The Waterways development will showcase six four-story apartment buildings alongside nine blocks of two-story townhomes, designed to provide a coastal lifestyle. All residential buildings will consist of durable concrete structures to withstand the unique challenges of the coastal environment. Existing seawalls will also be elevated to six feet for added safety and flood protection.
As we look forward to the future, pre-leasing for these residential gems is expected to kick off in late 2026, just in time with the completion of the main clubhouse and several apartment buildings.
