St. Petersburg is buzzing with news as the City Council has set the stage for a remarkable transformation in the downtown area. A proposed 21-story apartment tower at 446 4th Street South has received the green light, paving the way for modern living accommodations destined to cater to locals and students alike.
The ambitious project is driven by local firm Stadler Development and comes with a hefty price tag of approximately $67 million. Currently, the site is home to a modest 4,984-square-foot office building often serving as a hub for the Fresenius Kidney Care American Dialysis Center and a less-than-stimulating surface parking lot. But soon, that will all change!
This new building will pack a punch with a whopping 213 residential units and 2,250 square feet of commercial space. Need a parking spot? The tower will feature a dedicated 230-space parking garage, making it easier for residents to find a space after a long day of classes or work.
Can’t miss it! The proposed tower is set to rise to about 245 feet, encompassing a total of 318,683 square feet of living space. Floors 2 through 6 will be designed for parking, while the residential units will occupy floors 3 through 20, leaving plenty of room for comfortable living. On the ground, you’ll find commercial spaces along with a cozy residential lobby and easy access to the garage.
To keep up with the lively spirit of the city, developers have included outdoor terraces on the 7th and 21st floors, including chic residential amenity areas. Picture hosting a sunset gathering with friends while taking in stunning views of the vibrant St. Pete skyline. It’s an apartment tower that truly aims to enhance the community’s lifestyle.
Designed with a nod to the area’s future, the tower aims to fill a growing demand within the Innovation District, drawing in local residents as well as students from the nearby University of South Florida St. Petersburg and hospital staff. Housed under the Downtown Center-2 (DC-2) zoning classification, the site meets requirements for high-density developments while featuring a maximum allowable floor area ratio (FAR) of 7.0, ensuring it aligns seamlessly with the area’s architectural vision.
To ensure that every detail is perfected, Stadler Development is teaming up with talented professionals from Baker Barrios Architects and the civil engineering firm George F. Young. This powerhouse trio is set to bring their expertise and creativity to the table, ultimately crafting a structure that stands the test of time.
A fascinating journey has already begun as the property was sold following an agreement managed by commercial real estate agents from the Wittner Wollman Group.
