St. Petersburg is buzzing with excitement as the city gears up for some major developments! Recently, at the 5th annual St. Petersburg Downtown Partnership Development Summit, officials took to the stage to unveil 13 new projects that are expected to launch in 2024. The spotlight, however, is shining bright on the Historic Gas Plant District, which is poised for a massive redevelopment project worth $6.5 billion.
This year’s summit took place at the EDGE Collective, a historic building transformed into vibrant office space. This gathering is not just about red tape and plans; it’s about envisioning a brighter future for the community. The Mayor emphasized that city progress is not just about the number of shiny new projects popping up; it’s about enriching the quality of life for the residents who call St. Petersburg home.
So, what can residents expect from this ambitious redevelopment? The new plans include a whopping 883 residential units, with a commendable 73 of those below market rates. But that’s not all! A total of 163,400 square feet of commercial, cultural, and communal spaces will be incorporated, ensuring that this part of the city becomes a lively hub.
Let’s not forget about sports fans! One of the highly anticipated features is a brand-new Rays ballpark. Imagine catching a game right in the heart of this revitalized area! Alongside the ballpark will be 1.4 million square feet of office and medical space and another 750,000 square feet dedicated to retail space. This has the potential to transform the Gas Plant District into a bustling mixed-use neighborhood.
Of course, big dreams often come with hurdles. Concerns have been raised about the uncertainty surrounding the execution of the Gas Plant redevelopment. The project timeline began in June 2022, with hopes of breaking ground soon; however, progress has slowed down. Rising construction costs and climbing insurance rates are making some developers understandably jittery. This could pose a challenge for future investments in the area.
But there’s more at stake. The need for affordable housing in St. Petersburg is pressing. Plans indicate that 1,200 affordable housing units will be created as part of the redevelopment efforts. There’s a call for approximately 1,700 additional units for households earning less than 80% of the area median income, a critical factor for the well-being of many residents.
Moreover, the redevelopment hasn’t come without its share of controversy. Discussions surrounding community displacement and the significance of the Gas Plant District’s history are ongoing. This area holds a rich legacy, and its transformation has sparked conversations about ensuring it honors its roots.
To compound these concerns, the future of the Carter Woodson African American Museum, an integral part of the Gas Plant redevelopment, remains uncertain. The museum has withdrawn a $10 million funding request due to complications surrounding the larger project. Local leaders are still hopeful and committed to finding necessary funding for the museum once the development situation stabilizes.
Despite the challenges, St. Petersburg continues to shine bright in various aspects. The city has been recognized as one of Florida’s best-run cities and is celebrated among the happiest places in the Southeast.
