Echelon Development has announced plans for a $225 million mixed-use project near Tropicana Field in St. Petersburg. The development will feature two 31-story towers with 824 apartments and 35,800 square feet of retail space. The project aims to connect downtown St. Petersburg with the vibrant areas around the stadium and will include amenities such as a parking podium for 1,550 vehicles, resort-style pools, and fitness centers. City Council approval is pending before construction can begin.
St. Petersburg is buzzing with excitement as Echelon Development has unveiled plans for an impressive mixed-use project that promises to reshape the area around Tropicana Field. This colossal development, estimated at a whopping $225 million, aims to connect the heart of downtown with the vibrant zones near one of the city’s most famous landmarks.
The new project will feature not one, but two stunning 31-story towers that will house a grand total of 824 apartments. Not only will residents have amazing living spaces, but the ground floor will also be bustling with 35,800 square feet of retail space. Imagine grabbing a morning coffee or shopping for some last-minute groceries right at your doorstep!
If you are familiar with the area, the project is set to rise at 800 2nd Ave. S., the current home to executive offices for the Tampa Bay Rays. This site has seen various activities over the years, but it’s about to transform from its former use as the headquarters for UPC Insurance, now a defunct company.
As the project takes shape, it will convert a former parking lot and an outdated office building into an impressive mixed-use hub. With a total area exceeding 1.56 million square feet of combined floor space, this development will surpass St. Petersburg’s tallest current tower, known as the Residences at 400 Central.
Echelon Development isn’t going at this solo! They are teaming up with the savvy folks at Tampa’s Third Lake Partners (TLP). TLP has been busy acquiring land in this prime location, having purchased the UPC site for $10.5 million in November 2022, followed by a nearby parking lot for $10 million in September 2024. Interestingly, the city valued this parking lot at around $16 million!
Before all these plans become a reality, Echelon Development will be seeking the green light from the City Council. They need to ensure that the project aligns perfectly with existing plans for the Intown Community Redevelopment Area. Once that approval is secured, the path will be cleared for review by the Development Review Commission.
So, what else can we expect from this ambitious project? The design includes not just amazing apartments but also a parking podium that can fit 1,550 vehicles and even 828 bicycles. Additionally, residents will be treated to a series of fantastic amenities—think resort-style pools, comfy cabanas, cutting-edge fitness centers, and relaxing lounge areas.
It’s important to note that floors 8 through 31 will be reserved for high-end, market-rate apartments, with luxurious penthouses crowning the top levels of each tower that will soar to a height of 343 feet.
