St. Petersburg is buzzing with excitement as the latest Downtown Development Guide for 2025 has just been released! This guide showcases all the amazing economic activity that’s happening in the heart of the city, despite a few bumps along the road. The St. Petersburg Downtown Partnership is at the helm, steering this development ship through both stormy and sunny weather.

Resilience and Purposeful Growth

At the recent Development Summit, the city’s leadership emphasized the importance of being resilient and intentional in growth strategies. After Mother Nature threw a few hurricanes into the mix in 2024, the community really rallied together to support one another. It’s heartwarming to see residents coming together, proving that St. Petersburg is not just a location but a community.

A Housing Boom

In 2024 alone, the city announced seven new residential projects adding a whopping 883 housing units to the area. And that’s not where it ends! There are currently six rental developments under construction, with 25 more waiting in the wings. Downtown St. Petersburg has already seen 9,400 existing residential units, with an additional 8,050 units either proposed or under construction. Talk about a housing boom!

Among the most exciting developments is a collection of over 700 market-rate condos, including the much-anticipated The Residences at 400 Central. It seems that folks from outside the area are noticing too, as many condo residents are relocating from other states such as New York, California, and Georgia, although most come from within Pinellas County itself. It’s worth noting that about 70% of these condos are owner-occupied, giving a strong sense of stability to the community.

Rental Market Insights

If you’re thinking of renting in downtown, expect to shell out around $2,350 per month for a market-rate apartment. The city is not forgetting about affordability either. Since 2020, the “Housing Opportunities for All” plan has aimed to create and preserve affordable units, positively impacting roughly 8,000 households across the city. Cheers to more than 400 workforce and affordable units being planned, benefiting from local tax exemptions!

Office Space on the Rise

Not only is housing key to development, but office space is also getting an upgrade. Currently, downtown has around 2 million square feet of office space, with a vacancy rate of 7.7%. Class A offices, which are the crème de la crème of commercial real estate, make up 78% of the supply. Excitingly, a new wave of mixed-use developments is expected to add 390,000 square feet of office space to the area, with Halcyon, an 11-story office building adding significantly to the Class A category, giving a nod to modern needs.

Challenges on the Horizon

Yet, not everything is a walk in the park. Developers are feeling the pinch from rising land and construction costs, along with increasing insurance rates, which are creating caution in the market. Concerns stemming from hurricane recovery have added to the mix, but teamwork between city officials and developers is shining through as they collaborate creatively to tackle these challenges.

Gas Plant District Redevelopment

One of the most eyewatering projects on the table is the redevelopment of the Historic Gas Plant District, which boasts a whopping price tag of $6.5 billion. This project holds the promise of integrating residential spaces, office facilities, retail areas, a concert venue, and beautiful green spaces into downtown’s fabric.

As St. Petersburg continues earning accolades, including being recognized as the best-run city in Florida, it faces the challenge of managing a backlog of construction permits. The city is revving up to launch a new permitting platform in 2025 to simplify this process and keep that development momentum rolling.
