Rendering of the new 23-story apartment tower in St. Petersburg

News Summary

A new residential development in St. Petersburg’s Mirror Lake neighborhood will introduce a 23-story apartment tower, increasing residential units from 200 to 218. In addition to enhanced living spaces, commercial area expands, and more parking is planned to accommodate residents. Though construction is on hold due to economic conditions, plans for a public plaza are set to enrich community engagement and preserve the area’s charm amidst development.

St. Petersburg’s Skyline Set for Exciting Changes

In the heart of St. Petersburg, a new residential development is gearing up to make a splash in the Mirror Lake neighborhood. Residents and future tenants can look forward to an impressive 23-story apartment tower that just got the green light for its height bump! Originally set to reach 21 stories, this tower is now soaring higher with plans for an additional two floors.

More Homes for St. Pete!

What does this mean for those looking for a home in the city? The updated proposal brings a total of 218 residential units into the mix—up from the previously approved 200 units! More homes means more options for residents wanting to embrace the vibrant St. Petersburg lifestyle.

Commercial Space on the Rise

But that’s not all! The new design has also expanded the commercial space slightly, growing from 10,843 square feet to 11,193 square feet. This is wonderful news for local businesses and future entrepreneurs dreaming of setting up shop. With increased foot traffic from residents, there will certainly be plenty of opportunity for bustling new enterprises.

Parking Made Easier

264 spaces, the garage will now accommodate 274 spaces. This change shows a commitment to convenience as more residents flock to the area.

Location, Location, Location!

The apartment tower is set to rise at 699 1st Avenue North, an area that currently holds two vacant office buildings, a triplex that has seen better days, and a simple surface parking lot. However, changes are on the horizon, though one neighboring property at 669 1st Avenue North will remain untouched, merely included in the plans to increase the density of the development.

Taking Time to Reflect

While excitement surrounds this new community addition, construction is currently on hold due to the economic climate. Developers are holding their breath, assured of the long-term potential of the area. It’s a cautious approach as they await the right moment to kick off construction!

Enhancing the Community Experience

In designing this transformative tower, developers are focusing on the community’s experience and wishes, especially concerning ground-floor activity. Plans are in place for a charming public plaza featuring art installations and shaded resting spots that will make the ground level a delightful place to be. It’s all about fostering a welcoming environment for both residents and passersby.

Planning for the Future

This project will sit at the heart of a Downtown Center-1 (DC-1) zoning designation, meaning it comes with specific guidelines to follow. While there’s a base Floor Area Ratio (FAR) of 3.0, this new plan bumps the FAR up to 6.1. However, with the designation of a local historic district, developers will need to navigate through certain challenges that come with high-rise construction. These guidelines ensure that the charm of St. Petersburg’s architectural heritage is preserved even as it grows upward.

Local Champions of Development

The development is spearheaded by Gravel Road Partners, who bring a wealth of experience, including their prior project, the affordable Bayou Court Apartments. Teams of professionals, including ODP Architects and the Booth Design Group, are on board, crafting a design that promises to cater to both modern needs and local flair.

The Path Ahead

Despite current economic uncertainties, city leaders remain steadfast in their commitment to smart, sustainable growth. The community can take heart that as plans move forward, the vision for a vibrant, dynamic St. Petersburg continues to unfold, with this new apartment tower at the heart of it all.

All eyes are now on the skyline of St. Petersburg as it waits for this ambitious project to spring to life!
