St. Petersburg is buzzing with enthusiasm as the City Council has just given the green light for a fantastic new project that will transform a historic site in downtown. The plan? To demolish a 105-year-old commercial property, located at 446 4th Street South, and replace it with a striking 21-story apartment tower that aims to enhance the community’s living and commercial spaces.
The soon-to-be-demolished site is currently made up of a surface parking lot and a modest one-story office building that is home to the Fresenius Kidney Care American Dialysis Center. With the current footprint measuring just under 5,000 square feet, it’s hard to imagine the bustling future that awaits this plot of land. At the recent Community Redevelopment Agency meeting, the St. Petersburg City Council approved the development plans with a unanimous vote, showcasing strong community support for this project.
This new apartment tower promises to be a game-changer, featuring a mix of 213 residential units and 2,250 square feet of commercial space, all within a grand structure that reaches an impressive 245 feet tall. In addition to the residential floors, there will be a 230-space parking garage that ensures ample parking for residents and visitors alike.
The design of the building is decidedly urban, targeting pedestrian-friendly features that prioritize community interaction. Ground-level commercial spaces and large storefront windows invite foot traffic, encouraging a lively atmosphere. Plus, the sidewalks will be a generous 10 feet wide and will be lined with street trees and beautiful landscaping, making the neighborhood more inviting than ever.
The new tower’s orientation will graciously sit at the corner of 5th Avenue South and 4th Street South, creating a prominent and welcoming presence in the downtown area. Residents will enjoy convenience with parking access right from the ground floor, while floors two through six are set aside for parking. Residential units will occupy the higher levels, specifically from floors three through twenty.
Adding to the charm, the seventh and the twenty-first floors will feature outdoor terraces and amenity areas, providing residents with beautiful views of the city and wonderful spaces for relaxation or social gatherings.
One notable aspect of this project is its zoning status, which falls under the Downtown Center-2 (DC-2) guidelines, allowing for high-density development. This aligns perfectly with St. Petersburg’s ongoing urban development initiatives aimed at broadening residential and commercial options for its community. The development uses the maximum allowable floor area ratio of 7.0, showcasing a smart use of space in bustling downtown.
Supporting the project is a talented team, including Baker Barrios Architects and civil engineering by George F. Young. With over 45 years of experience in real estate development, the leading firm has already made a name for itself with other high-density residential projects in the area, such as the 15-story Camden Central and the 21-story Modera St. Petersburg.
