Originally constructed back in 1976, this retail space is about to reveal its potential in a whole new light.

New Owners, New Vision

In 2022, the much-loved center was acquired in two separate transactions for a total of $45.775 million. With new ownership comes a fresh perspective, as developers Charles Ladd and Steven Hudson have been busy planning a significant overhaul. Their vision includes requesting a land use plan amendment as they embark on this exciting redevelopment journey.

What’s the Big Plan?

So what’s on the drawing board? The proposed plans are extensive! The developers are looking to create 653 apartments while decreasing the retail space to just 60,000 square feet. This shift in focus from retail to multifamily housing reflects an emerging trend in South Florida, where many older shopping centers are being transformed to meet the demands of modern living.

An impressive aspect of this plan is the traffic impact study conducted by the creators themselves. It reports that the shift to living spaces will likely result in a decrease of 4,950 daily vehicle trips. This means less congestion on the roads and a more pedestrian-friendly environment – something all residents can appreciate!

A Thriving Community Hub

The excitement doesn’t stop there! Envisioned elements in the preliminary site plan present a vibrant new layout, featuring new retail spaces lining Broward Boulevard. Among these proposed amenities is a grocery store—a convenient addition for both new and existing residents! The developers are also planning a new linear park and a central courtyard area, creating a friendly atmosphere for gatherings, picnics, or just some quality time in nature.

While the developers haven’t unveiled specific building designs yet, the anticipation is already building in the community. City Approval Needed

Before any hammer can hit the nail, the project must pass through the necessary city channels. On March 25, the city’s Review Committee got an early look at the application. However, the committee has asked for further revisions before the plan goes to the next step in the approval process.
