The Latest Acquisition

The property has been snatched up by Rodiles Key LLC, which is managed by Juan Acero Riesgo Merino from Masaveu Real Estate. Meanwhile, the sellers, 268 SW 8 Holdings, are managed by Nathanael Cohen of Modani Furniture. It’s been a busy year for real estate in this vibrant neighborhood!

Location and Features

Located at 268 S.W. 8th St., the food hall boasts a spacious three-story retail building covering 16,815 square feet. Back in 2015, this property exchanged hands for a mere $5.49 million, but after some impressive renovations, it reopened in 2023 as Okeydokey, featuring five exciting food vendors on the first floor, a full-service kitchen on the second, and not one, but three bars for patrons to enjoy.

The Eviction Drama

However, Okeydokey’s journey wasn’t without its bumps. An eviction lawsuit was brought against the Okeydokey Brickell LLC over $1.04 million in allegedly unpaid rent, which culminated in the eviction being executed on February 21. Such incidents certainly put a damper on what was meant to be a bustling food destination!

Future Plans in the Neighborhood

Now that Rodiles Key LLC has acquired Okeydokey, it looks like they are planning for some exciting developments in the area. The LLC already owns a neighboring property of 21,000 square feet at 242 and 250 S.W. 8th Street, which they purchased for $14.7 million in 2022. That property was demolished in 2024 and Rodiles Key has obtained a transfer of development rights for it. This indicates plans to increase density in the neighborhood, which could reshape Brickell’s landscape.

A Taste of Competition

Speaking of food halls, another venue called The Bloom opened recently in Downtown Miami at 100 Biscayne Blvd, showcasing a chef collective model. The culinary director, J.D. Hilburn, oversees this vibrant establishment, collaborating with chefs like Alejandra Espinoza and Yasu Tanaka to serve modern innovative dishes. Espinoza’s Cotoa offers a taste of modern Ecuadorian cuisine, while Tanaka dives into a delightful sushi-focused menu.

A Unique Dining Experience

The Bloom is designed with open kitchens that promise a thrilling interactive dining experience, allowing diners to enjoy the hustle and bustle of chefs crafting meals in real-time. Adding to its charm, the venue features beautiful wood elements and art from local artists, all designed by Urban Robot Associates. While it is currently open daily from 7 a.m. to 10 p.m., the Bloom is eagerly awaiting its liquor license to enhance its offerings even further!
