Rendering of The Henry apartment complex in St. Petersburg

News Summary

St. Petersburg is set for change with the commencement of The Henry at Whitney Village, a new 325-unit apartment complex by Greystar Real Estate Partners and Griffin Capital. Slated for completion in March 2027, this vibrant five-story building will be part of a mixed-use development, enhancing community engagement and providing retail space. Additionally, residents will benefit from YMCA memberships and access to a 600-space parking garage.

Exciting Development in St. Petersburg: The Henry at Whitney Village

St. Petersburg is buzzing with excitement as construction officially kicks off on The Henry at Whitney Village, a vibrant new apartment complex that promises to bring a wave of change to the area. On April 22, 2025, Greystar Real Estate Partners and Griffin Capital announced that they are ready to start building this impressive 325-unit apartment complex, located at 3200 1st Ave. S, within the heart of the Jim & Heather Gills YMCA campus.

A Sneak Peek at The Complex

The Henry is designed to be a five-story building, and it is just one part of the larger, mixed-use project known as Whitney Village. Residents can look forward to moving in by March 2027, when the project is slated for completion. This complex is part of a major initiative to revitalize the area and offer residents a convenient and engaging living experience.

Interestingly, this development follows the recent acquisition of 4.5 acres of land from the YMCA, a deal that came with a price tag of $12 million. But hold on—there’s more! The sale is set to fund some much-needed renovations of the existing 55,000-square-foot YMCA facility, which has been around for 25 years. Residents of St. Petersburg can look forward to exciting updates, including new artificial turf athletic fields and improved locker rooms.

Beyond Housing: A Community Hub

As part of Whitney Village’s ambitious plans, there will also be a focus on retail space. Right now, the blueprint includes constructing 380 apartments along with 32,000 square feet of retail space. The developers aim to create a pedestrian-friendly shopping and dining experience that will enhance community engagement. Imagine living just steps away from chic cafés and shops!

Additionally, some of the residential units will be located above these retail spaces, giving residents the chance to enjoy the conveniences of urban living. Even better, these apartments are thoughtfully designed to provide more affordable living options for local employees, particularly those who work at the YMCA.

Exclusive Benefits for Residents

Living at The Henry comes with some fantastic perks! All residents will receive memberships to the YMCA as part of their lease, fostering a lifestyle centered around health and wellness. This means having access to all the great facilities the YMCA offers, encouraging not only fitness but also community connection.

To accommodate residents and visitors, the development will feature a 600-space parking garage that will serve not only those living in the complex but also YMCA members and retail visitors. Such facilities are designed to minimize congestion while promoting accessibility, making daily life a breeze.

Collaboration for a Better Future

A successful project like this requires a powerhouse of talent. Greystar and Blake Investment Partners are working hand-in-hand with Place Architecture and George F. Young Inc. to bring this vision to life. Their collaborative efforts will ensure that the design and construction align with the goals of enhancing community engagement and supporting St. Petersburg’s ongoing evolution toward health and wellness.

What’s Next?

Now that construction has been green-lighted, the team is eager to get moving! Work is expected to commence in the next 60 to 90 days, pending the approval of the site plan by the City of St. Petersburg’s Development Review Committee. The anticipation has certainly started building, and residents are excited about the positive changes coming to their community.

So, keep your eyes peeled, St. Petersburg! The Henry at Whitney Village is on the verge of transforming the neighborhood into a lively hub for living, shopping, and engaging—one brick at a time!
