The new project will feature not one, but two stunning 31-story towers that will house a grand total of 824 apartments. Not only will residents have amazing living spaces, but the ground floor will also be bustling with 35,800 square feet of retail space. Where Will It Be?

If you are familiar with the area, the project is set to rise at 800 2nd Ave. S., the current home to executive offices for the Tampa Bay Rays. This site has seen various activities over the years, but it’s about to transform from its former use as the headquarters for UPC Insurance, now a defunct company.

A Major Transformation

As the project takes shape, it will convert a former parking lot and an outdated office building into an impressive mixed-use hub. With a total area exceeding 1.56 million square feet of combined floor space, this development will surpass St. Petersburg’s tallest current tower, known as the Residences at 400 Central.

Behind the Scenes: Who’s Making This Happen?

Echelon Development isn’t going at this solo! They are teaming up with the savvy folks at Tampa’s Third Lake Partners (TLP). TLP has been busy acquiring land in this prime location, having purchased the UPC site for $10.5 million in November 2022, followed by a nearby parking lot for $10 million in September 2024. Interestingly, the city valued this parking lot at around $16 million!

City Approval Process

Before all these plans become a reality, Echelon Development will be seeking the green light from the City Council. They need to ensure that the project aligns perfectly with existing plans for the Intown Community Redevelopment Area. Once that approval is secured, the path will be cleared for review by the Development Review Commission.

A Look at the Amenities

So, what else can we expect from this ambitious project? The design includes not just amazing apartments but also a parking podium that can fit 1,550 vehicles and even 828 bicycles.
